

We understand that some Boards closely manage management costs, assume some of the management responsibilities, and enter an “Accounting Only” or “Reduced Services” agreement. CWD Group has developed an a la carte service model, allowing associations to bridge the gap cumbersome self-management and full-service management by a community association management company.
Accounting Only is designed to provide communities with the vital financial services they need to have complete and accurate financials, stay in compliance with governing documents and State and Local regulations, and provide for resale, escrow, and lender processing, and includes the following:
Collect assessments, manage delinquencies, and enforce payment compliance
Maintain bank accounts and complete financial recordkeeping
Process monthly disbursements and prepare financial statements
Maintain resale, escrow, and lender documentation files
Essentials+ adds to Accounting Only, providing the basic services of a Community Manager, guidance for the Board, and the security of 24-7 response to emergencies. Essentials+ includes all the Accounting Only services, plus:
Maintain administrative records and ensure regulatory compliance
Facilitate testing, certifications, and corporate renewals
Prepare annual budget and coordinate financial reporting
Manage insurance placement, reserve study, tax return & audit
Coordinate meetings and provide 24/7 on-call support
Even under Accounting Only or Reduced Service agreements, “Full Service” remains a phone call away, allowing the Board to scale its management to meet the specific needs of the community. Need proposals for a new landscape contract? Need someone to follow up with a vendor? Need oversight for a small project, or major construction? If the Board or committee members don’t have the bandwidth, we can step up and perform these services for you on a time and material basis. Our Reduced Service agreement keeps these costs out of the monthly management fee, and under the control of the Board.
Additionally, we will volunteer to attend the first Board meeting at no cost to the Association, to help in the all-important step of developing our partnership and getting off on the right foot. Additional meetings are available on an hourly basis, or the Board may elect to ‘convert’ to a full-service agreement.
